Breathable versus film-forming, and why it decides everything
A siloxane or silane repellent penetrates the masonry and lines the pores so liquid water cannot enter, while leaving them open enough for water vapor to leave. Masonry that gets damp can still dry out.
A film-forming sealant — acrylic, urethane, anything that leaves a visible sheen — does the opposite. It stops liquid water entering and it stops vapor leaving. Any moisture already in the wall, or arriving from behind, is trapped. It then freezes, and it takes the face off the brick from the inside. More Connecticut chimneys have been damaged by the wrong sealant than saved by the right one.
How to tell what you are being sold
Ask whether the product is vapor-permeable and ask for the data sheet. A repellent should darken the masonry while wet and leave it looking essentially unchanged when dry. Anything that leaves a gloss is the wrong product.
Coverage and reapplication
Good siloxane products carry warranties around ten years. Reapplication is straightforward because there is no film to strip. The masonry has to be clean and dry going on, which in Connecticut means a settled dry spell rather than a gap between showers.
Sequence matters more than product
Waterproofing is a finishing step. Applied to brick that is already spalling, it seals water inside the damaged face and accelerates the failure. Applied before repointing, it interferes with the new mortar bonding. Applied to a chimney whose crown is cracked, it does nothing about the water coming in from the top, which is where most of it comes from.
The right order
Fix the crown, repoint or rebuild what has failed, sort the flashing, fit a cap. Then waterproof what is sound. Anyone offering to waterproof a visibly deteriorated chimney as the first step is selling the wrong thing.
It is not a repair
A repellent slows water absorption into sound masonry. It does not bridge cracks, it does not replace mortar, and it will not stop a leak. Expecting it to do any of those is how people conclude waterproofing does not work.

Is waterproofing worth doing?
On sound, porous, exposed masonry, yes — it meaningfully slows the freeze-thaw cycle that destroys brick. On already-damaged masonry it is worse than doing nothing.
How long does it last?
Typically around ten years for a quality siloxane, less on a heavily exposed stack. Reapplication is simple because nothing has to be removed first.
Can I apply it myself?
The product is available and the application is not difficult. The height is the problem, and so is judging whether the masonry is sound enough to be treated. An inspection first is the sensible order.
Will it change how the chimney looks?
A correct product should not. It darkens while wet and dries back to close to the original appearance. A noticeable sheen means a film- forming product was used.
My chimney already has white staining. Will this fix it?
No. Efflorescence is salts carried out by water moving through the masonry, and it means water is still getting in somewhere — usually the crown or the flashing. Fix the source, clean the staining, then consider a repellent.
